Asphalt is the number one material of choice when it comes to parking lot construction all over America, because of its simplicity of use, it’s durable, cost-effective and very strong to withstand heavier loads and if properly maintained lasts for many years.
A Parking lot must be absolutely durable to last many years, that is why an maintenance plan must always be in place. A preferred asphalt maintenance plan is outlined below.
Asphalt Repair & Patching
Fireman’s Contractors provides patching and repair on pavement and parking lots that have been worn out due to years of use eventually developing pot holes. When cracks appear on the pavement, they eventually develop into pot holes when water seeps into the holes and freeze, thus expanding the holes. When the ice melts the surrounding pavement falls into the void and forms a pothole.
Asphalt Removal & Replacement
The pavement will obviously look worn out when the potholes are bigger and deeper that is after the asphalt pavement has done a full life cycle. The cracks spread and deepen within the asphalt. To maintain the pavement well after it has worn out, it needs to be removed and the deteriorated area needs to be replaced.
Procedure & Cost
To ensure the repair is properly performed, there are important aspects that need to be in place. One question that always arises is the issue of cost. But the cost depends on the area that is to be repaired in square ft, the removal and replacement also depends upon he geographic location and the amount of work that needs to be done.
When a severe degradation of the pavement has taken place and this can be indicated, by cracks, pot holes and stagnation of water then a cost-effective solution has to be implemented. In severe cases of asphalt degradation a process called overlay has to be done.
Geotextile Reinforced Resurfacing –
This process involves a non woven, petroleum based geo-textile fabric used to retard reflective cracking, between the newly installed asphalt and the old asphalt surface. The geo-textile adds structural support while acting as a waterproof membrane.
Leveling Binder –
Hot asphalt is laid at various depths to adjust pitch to proper grades while increasing parking lot strength in low areas.
Butt Joint/Grinding –
When a situation arises that requires the existing surface to tie to a new surface, the asphalt is removed along the perimeter to allow proper depth of asphalt on the edge.
Infrared Asphalt Repair
In critical repairs infrared asphalt technology is often used. This method works best since it blends the hot mix of asphalt with the existing surface and then compacts the area to form a seamless restored surface.
The obvious benefits of using infrared rays are that it allows a deep penetration of the asphalt without causing separation of the asphalt from the base. This method is quite effective and cost effective, since it takes less time, the quality of bonding leaves the finished work with no joints, thus making it quite strong and long lasting. It is also very fast in drying up so there is no need for controlling traffic as the surface can be used immediately.
Asphalt Maintenance Facts
The aging process of asphalt begins immediately after it been laid and the cooling begins. A chemical change takes place to effect the binding when oxygen in the air and water combine with the asphalt.
Protect Your Investment
Routine inspections should be done on the surfaces to arrest emerging cracks. In approximately 12 months a new sealcoat should be applied after the initial application, and then there after every 24 to 36 months. Call (844) 434-6111.
